Remember that the arena may be reserved for clinics, horse shows, and other events. The reservation will be posted at the main arena gate to give homeowners fair warning that the arena will not be available for general use on those dates.

2022 Annual Meeting for Election of Board of Directors
A quorum of at least 47 ballots was not received at the Annual Meeting held January 18, 2022. A majority of the homeowners in attendance voted to reschedule the Annual Meeting to February 15, 2022. For a re-scheduled meeting the quorum lowers to 25%, per our CC&Rs. Because 25 ballots were already received, the homeowners knew that a quorum would exist at the rescheduled meeting and that the election could be completed then. |

2022 ELECTION RESULTS
For the 2022 election of the Board of Directors, held at the rescheduled Annual Meeting of Homeowners, the lowered 25% quorum was met through the receipt of 25 ballots.
At the Organizational Meeting immediately after the election, the Board elected the following officers:

Current "Rules and Regulations"
The various old lists of Rules and Regulations was revised and summarized in 2013. These "Rules and Regulations" were sent to all homeowners for a comment period. With no comments received, the Board officially adopted them at the January 15, 2013 Board of Directors meeting. Click HERE for the final version. The items listed will be referenced in cases of Rules Violations, with the homeowner receiving either a door hanger or a Violation Letter.
As always, the Board of Directors wishes to continually find ways to improve the HOA value to our homeowners. Ideas from homeowners are welcomed. Let's make our HOA an example of how our community property values can be protected and enhanced, while still maintaining our common area assets of the trails and Equestrian Center.

APPROVED FENCING PROJECT COMPLETED - 2012
In 2011 a group of like-minded Board Members was intent on fulfilling their responsibilities to the Santa Rosa Ranchos homeowners, including the maintenance, repair, or replacement of our community assets. They quickly made some important financial decisions in order to increase the Operating and Reserve accounts of the HOA. Thanks to decreased HOA expenditures for 2011, along with increased Reserve balances, a five-part process for replacing the badly deteriorated HOA wood fencing was devised. They were astonished at how quickly the account balances increased through tight fiscal management. What was anticipated as a 5-year project became a totally finished 2.5 year project! The slide show below pictures this proud accomplishment.

NEW FENCING AT THE EQUESTRIAN CENTER!
The April, 2011 homeowner survey showed that the number 1 item in importance to our community was replacement of Association fencing, with Phase I being the Equestrian Center. A contract was awarded to Mesa Fence Company, and work has been completed! The new fencing makes a world of difference in the appearance of the Equestrian Center, and we know it only adds to enhancing the look of the community, and hopefully will help keep up property values. Whether or not you own horses, the designation of equestrian property is a huge amenity in determining property values, and the Equestrian Center arena and picnic area are a centerpiece to our community.

Tractor Labor Available!
In 2011 the board of directors announced a Tractor Rental Agreement negotiated with an Association independent contractor. This agreement provides the homeowners with a means of hiring tractor labor for weed abatement and property "discing" and "dragging" services directly from the contractor. Hourly labor rates will be set by the contractor at a discounted price for Santa Rosa Ranchos homeowners. The contractor will require a waiver and release of liability from the homeowner, and will determine whether the work is suitable for the tractor. We use MONTHLY STATEMENTS and AppFolio for HOA Dues!The Board of Directors prefers the recommended monthly statements over the coupon book method for dues notifications. Our selected management company, Guardian Generations, also prefers to provide monthly statements so that homeowners can immediately see their outstanding balances. This allows for a quicker resolution to a lost check or missed payment. Sometimes homeowners don't realize a late fee or violation fine has been applied to their account, and with coupon books the balance could be continuously outstanding. Correct account balances will allow for more accurate accounts receivable figures. View your account on AppFolio and opt out of mailed statements if desired.

2010 Small Association of the Year Award
On December 17, 2010, Santa Rosa Ranchos HOA was awarded the 2010 Small Association of the Year Award from the Greater Inland Empire Chapter of the Community Associations Institute (CAI). The award is meant to recognize the "Top of Profession and Service" for Management Companies, Managers, Communities and Business Partners of CAI for their achievements and outstanding work. Our Association was nominated, and won, in the Small Association Category (Under 100). A beautiful plaque was awarded at the TOPS Awards Breakfast Program. This is a wonderful recognition of the growth of the community and HOA, and we are so proud to be the recipient!

What's That Hangin' On My Door?
The Board of Directors has received good positive feedback to the use of DOOR HANGERS to add an additional layer between the need for some property clean-up or issues, and the dreaded violation letter. This use of a friendly reminder will allow the monitoring of any needed maintenance. It gives some time before the next "walk-through" so that the property owner can tidy up the situation before it becomes a violation of the rules and regulations. The issue will be noted on the door hanger and a contact person will be listed in case of questions or comments. Also, we are using THANK YOU door hangers to let homeowners know that we appreciate their clean-up efforts. Continuing upkeep of our great community helps keep property values up and makes the neighborhood a pleasing place to live. |
